Red Book Valuations

Our valuations are prepared in accordance with RICS Valuation - Global Standards and International Valuation Standards (IVS). ‘Red Book Valuation’ is universally recognized as the gold standard of property valuation.

It sets out the valuation standards as a set of mandatory rules and guidelines for RICS Registered Valuers to follow when they are undertaking valuations.

These include ethical standards, duty of care, the qualifications of the valuer and the minimum content of a valuation report.

Client Valuation Proposals

We can prepare client valuation proposals for new housing and apartment developments, review of asset values of existing residential portfolios, gross development valuations of social housing schemes or any multiple residential valuation projects.

Our Valuation Team

T & J Gavigan was established 85 years ago with estate agency and valuation offices in Kells and Navan. In 2024, we opened a new valuation office in Ranelagh providing RICS Red Book valuations for Dublin.

    Tom is a Registered Valuer with over 30 years' experience as a professional valuer. He has carried out valuation work for all the main banks and financial institutions. He has excellent market knowledge and has completed thousands of valuations. He was awarded first place in the Graduate and Final RICS examinations. He provides Red Book valuation reports on all types of residential property.

    He is a member of The Royal Institution of Chartered Surveyors and The Society of Chartered Surveyors in Ireland. He is also a member of The Learning and Development Institute. Further qualifications include B.Comm and Masters of Business Studies Degrees from UCD.

    Janette has 16 years' experience as a senior valuation administrator with T & J Gavigan.

    She is responsible for all aspects of our valuations process including communicating with clients, arranging appointments, researching comparisons, preparing reports, providing updates for clients, responding to valuation queries and carrying out quality control audits.

    She is very helpful, easy to work with and professional.

Our team's valuation experience has been primarily in carrying out residential and commercial valuations and we have developed a high degree of professional expertise. We act for a broad range of clients with whom we have excellent relationships. We work hard to ensure each valuation is carried out as instructed and that a market value is provided.
